This statement has been written as a guide to the suitability of our Lodges for your accommodation needs and accessibility.

TRANSPORT AND LOCATION
- The Lodges can be accessed directly by guest’s personal vehicles.
- A bus stop is located 1 mile from the Lodges at the A44 turn off point.
- Nearest train station is Llandrindod Wells – 9 miles
- A taxi service operates locally
- Cycle hire available from local bike shop in Rhayader (4 miles)
- Ordnance Survey GB grid reference number is SO 025 679
- Mobile phone networks available. 4G signal available.
VEHICLE Access
- The site entrance is accessed from a country lane (council road, tarmac surface). The stone and gravel drive leads you immediately to the private entrance gates (2 opening wooden gates giving a 4.27 metre width access).
- Private parking access for two large vehicles (gravelled stone surface). There is a slight gradient slope away from the Lodge.
- Immediate access to the entrance door for unloading/loading luggage.
LODGE Access
- The main entrance door (opening width 71 cm) to the lobby is accessed by two steps, max height per step 5 cm. The door opens inwards (top third glazed window gives visibility on entrance). A window blind is fixed if privacy is required.
- In addition to the main entrance, access can be gained through patio doors with no steps. The patio doors are accessed via wooden decked ramp (gradient 1:12, length 6ft.), a right angle turn on the ramp takes you up a second ramp (same gradient). This alternative access is by two separate fully glazed doors (toughened safety glass) that open outwards (door latches fixed to hold doors open). Door width – 81 cm with a 2 cm threshold gives access to the living/kitchen area.
- Two additional full glazed patio doors (same specification) lead to the two front double bedrooms.
- All external doors have a “5 lever mortice lock” lever door handle and use a “lift up action” lock and key.
- External wall light placed at the main entrance and two wall lights illuminate the veranda entrance. There are four spotlights around Lodge to give additional light.
- Assisstance dogs are welcome.
- A welcome literacy pack contains helpful information, including emergency contact details, shopping suggestions and tourist attraction details.
- Literacy pack does not contain a Braille format.
INTERIOR SPECIFICATION
Flooring
- Internal flooring throughout is all on one level.
- Living/kitchen and bedroom floors have light oak engineered wood boards.
- Lobby, hall, bathroom and toilet rooms have grey floor tiles.
Décor
- Interior décor throughout the main living/kitchen and bedroom areas is light in colour with cream painted walls and pine wood ceilings. The furnishings have good colour contrast and the rooms are well lit with several lighting options.
- Bedrooms have non-feather pillows and duvets with Egyptian cotton sheets and polycotton duvet covers.
- Bathroom is tiled from ceiling to floor and has a good ceiling light as well as a mirror light
- Interior doors are wood, width 80 cm with black wrought iron lever handles. The bathroom and toilet doors have an additional turn lock on handle.
- All light switches are at a sensible height of 110 cm and the power point sockets are at a height of 45 cm.
Heating
- Underfloor heating throughout gives warmth to the floors.
- Electric wood burner effect stove can be switched on at ground level.
- Upright wall mounted heated towel rail is positioned in the bathroom.
Ventilation
- All rooms have a window/windows that are mainly bottom opening using two window stays and side lock. Windows are vented.
- Bathroom and toilet have external wall extractor fans, as well as side opening windows.
- Integrated cooker hood has an external extractor fan.
- An Air to Air cooling conditioner is located in the main kitchen/living room which will cool and filter the air inside the Lodge.
Smoke Alarms
- Two audible smoke alarms are situated in the kitchen and hall.
Entrance Lobby/hall
- Well lit with ceiling light and table lamp. Internal and external light switches are placed immediately inside door.
- Access to bathroom and toilet from lobby
- Hall width is 85 cm.
Living area
- Two “3 seater” leather sofas give comfortable seating for 6 people.
- 45” Smart TVis hung on a wall bracket for easy viewing. Operates by remote control. Sky Freeview channels for latest reports and news along with smart viewing apps for guests to log into their own accounts.
- DVD player, positioned under TV, operates by remote control.
- Electric fire operated at ground level.
- Lighting consists of drop ceiling pendant, wall mounted light & table lamp.
Kitchen area
- Fitted kitchen base cupboards with metal “D handle” openers, run flush with exterior wall and two wall cupboards are empty for food storage (not accessible from wheelchair height).
- Base units contain crockery, cutlery, pans, bake ware, utensils, empty food storage space, laundry items, cleaning pack and the First Aid Box.
- Work top height is a standard 950 mm.
- Dresserstyle unit, with eye level shelving, holds the glassware and large cleaning/laundry items. Lower shelves hold the CD/radio, hairdryer, torch, books, DVDs, games and maps.
- Standard sized integrated appliances are located in the base units.
- Dishwasher – pull down door and push button operation.
- 70/30 ratio tall fridge over freezer – same handles as units
- Washer/dryer – front loading with push and dial controls
- Single fan oven and grill – in base unit (pull down door) with selector knobs, and minute minder. Extractor fan and light control above cooker at higher level, not accessible from wheelchair height.
- Ceramic hob – sits on top of oven with 4 heat rings, knob controls and illuminated residual heat indicators.
- Microwave oven – sits on top of kitchen work surface, a push button opens the door, 2 manual dial controls for time and heat setting.
- Kettle – (cordless) sits on top of kitchen work surface.
- Sink – A metal single sink and drainer with a swivelled swan neck tap.
- Dining table – large solid wood table (no underneath supporting bars) seats 6 people comfortably on solid wood chairs.
- Highchair available – plastic bucket type with fixing tray or will sit under table.
- Lighting consists of drop ceiling pendant, low voltage strip lights over kitchen worktop area and down light spots in dresser unit.
Bedroom – Front double “Scarlet” room
- Accessed from living area by interior door (width 80 cm) and exterior patio door (width 81 cm).
- Standard double bed width and height.
- Either side of bed access – 40 cm bed to wall width.
- Corner bedside shelves sit either side of bed.
- Furniture – Corner wardrobe unit, pull out door with long mirror, chest of 5 + 2 drawers, wall mirror sits over chest, additional 3 drawer chest & bedroom chair. Wardrobe and large chest fixed to wall for safety. Heavy lined curtains hang over window and patio door.
- Lighting consists of central drop pendant light, 2 flexible wall reading lights over bed (can be switched off by main switch or on light.) and table lamp placed by mirror.
Bedroom – Front double “Chocolate” room
- Accessed from living area by interior door (width 80 cm) and exterior patio door (width 81 cm).
- Standard double bed width and height.
- Access to either side of bed, far side has 52 cm bed to wall width.
- Furniture – Corner wardrobe unit, pull out door with long mirror, chest of 5 + 2 drawers, wall mirror sits over chest, two 3 drawer chests (either side of bed) and bedroom chair. Wardrobe and large chest fixed to wall for safety. Heavy lined curtains hang over window and patio door.
- Lighting consists of central drop pendant light, 2 flexible wall reading lights over bed (can be switched off by main switch or on light.) and table lamp placed by mirror.
Bedroom – Rear twin “Green” room
- Accessed from kitchen/living area by interior door (width 80 cm).
- Standard height 3ft single beds.
- Access to each bed from one side of bed.
- Furniture – Corner wardrobe unit, pull out door with long mirror, chest of 5 + 2 drawers, wall mirror sits over chest, two 3 drawer chests (one between beds & one next to wardrobe) and bedroom chair. Wardrobe and large chest fixed to wall for safety. Heavy lined curtains hang over 2 windows.
- Lighting consists of central drop pendant light, a flexible wall reading light over each bed (can be switched off by main switch or on light) and table lamp placed by mirror.
Bathroom
- Accessed from hall/lobby. Door width 80 cm. Open floor space is limited (66 cm x 96 cm) on right hand side of toilet.
- White tiles on wall (ceiling to floor) with black border tile.
- White bathroom suite including washbasin vanity unit with single lever mixer tap, plug with chain.
- Full size bath (1700 x 700 cm). Two single lever bath filler taps.
- Wall mounted thermostatic flexible shower sits over bath. Operates by chrome turning lever. Shower curtain.
- Toilet operated by top flush cistern mechanism.
- Shaver socket part of mirror light, not accessible from wheelchair height.
- Pull cord operates ceiling light.
- Two hand grab rails are located over the bath and the shower.
- A raised toilet seat attachment is available on request.
Toilet
- Accessed from hall/lobby. Door width 80 cm. Open floor space limited (no right hand or left hand space beside toilet).
- White toilet suite with top flush cistern mechanism.
- Corner washbasin with single lever mixer tap, plug with chain.
- Ceiling light switch located next to door in hall.
GARDEN Access ASH Lodge
- Garden accessed immediately from parking area.
- Garden shed (can be locked with padlock and key), accessed from parking area and is opened using a sliding bolt. Recycling swing bins located here.
- Decked veranda has wheelchair accessible ramp.
- Veranda has two wooden decking steps (approx height 11cm) to access patio (concrete paving floor).
- Lawn slopes away from Lodge, gentle in some areas, steeper in other parts.
- Full boarded wooden fence in front of Lodge makes a private and discrete garden area.
- Rotary clothes dryer on raised lawn accessed by 2 raised steps 20 cm high.
GARDEN Access SYCAMORE Lodge
- Garden accessed immediately from parking area.
- Garden shed (can be locked with padlock and key) accessed from parking area via 2 steps (10 cm high) on wooden boards and is opening with a swivel latch and sliding bolt. Recycling swing bins are located here.
- Decked veranda has wheelchair accessible ramp. (There are no handrails.)
- Veranda has two wooden decking steps (approx height 11 cm) to access the lawn and patio (concrete paving floor).
- Lawn slopes away from Lodge, gentle in some areas, steeper in other parts.
- Full boarded wooden fence to rear of Lodge makes a private and discrete garden area.
- Wooden fence in front of Lodge gives access to views of open farmland.
- Rotary clothes dryer on lawn.
Spa Hot Tub Access (ASH and SYCAMORE)
- Decked veranda gives access to hot tub. Three deep wooden steps (21 cm high) lead down either side of hot tub to bottom-decked area.
- Entry to hot tub from 4 sides (top side – height 27 cm, side entry decking steps – average height 74 cm or bottom end with hot tub steps – height 60 cm).
- Touch button controls sit on the top edge of hot tub.
- LCD lights are positioned inside the tub to help with vision and enhances the experience at night.
